A snag free handover, all certificates in one folder, and a visit at 12 months to check everything has settled as it should.

How do we find out what our project would cost?
It starts with a consultation at your home: no charge, no obligation. We walk the site with you and tell you honestly what is achievable within your budget. Then, working with our architect partners, you receive drawings, a fixed cost breakdown and a week by week programme before any contract is signed.
Will the final bill match the quoted figure?
Yes. We build to the penny we agreed, on a JCT contract with staged payments certified by a RICS surveyor. The fixed cost breakdown you sign is the figure you pay.
How long does a typical build take?
It depends on the project: a recent 42 sqm rear kitchen extension in Kenilworth took 14 weeks and was handed over 3 days early, and a loft conversion with dormer in Earlsdon took 9 weeks. You receive a week by week programme before signing, and a photographed progress update every Friday.
Can we stay in the house while you build?
Usually, yes. The Earlsdon loft conversion was completed with the family in residence throughout. One dedicated site manager runs your project with the same trusted trades, and the site is kept immaculate every single day.
What happens after handover?
You receive a snag free handover with all certificates in one folder, a 10 year insurance backed structural warranty on the build, and a visit at 12 months to check everything has settled as it should.

Stonebridge was founded in 2004 by brothers Michael and Daniel Hartwell, both time served carpenters. Twenty two years on, they still walk every site weekly, and the core team of twelve trades has been with the firm for over a decade. We take on eight projects a year, never more, so that nothing is ever rushed.
